San Patricio County Appraisal District Tax Parcels

The San Patricio County Appraisal District (San Patricio CAD) attempts to: 1) identify all real and personal property, and 2) then value each parcel. Their primary mission is to divide the property taxes paid to entities in the county as accurately and equitable as possible. San Patricio County Appraisal District had 45,652 tax parcels in 2021 and 11 appraisers to value them and conduct tax protest hearings. That works out to 4,150 tax parcels per appraiser.

San Patricio County Appraisal District has a lean level of staffing. We estimate about 25% of appraisal district appraisers work on valuation while the balance work on measuring new property and other inspections. We further assume the appraisers have 3 months or 66 days to complete valuations. Based on these assumptions, an appraiser at San Patricio County Appraisal District completes 252 valuations per day during the valuation period. The high pace of valuation per day is illustrative of the difficulty of accurately and uniformly valuing all 45,652 properties in San Patricio County.
